How To Get What You Want

Real estate transactions are all about negotiating.  We negotiate commissions, contract terms, contract price, offers, counter offers, closing dates, inspection issues, terms, who pays for what, amount of earnest money, what personal property is included, possession date, financial terms, home warranties, contingencies, extensions, mineral rights, multiple offers, multiple counter offers and the list goes on and on.  

Which leads us to one of the biggest mistakes buyers and sellers make.  Talking too much – giving away their negotiating position right off the bat.  We see it time and time again.  Sellers who stay in their homes during showings and follow the buyers around telling them all their reasons for moving.  We've heard sellers just about tell a buyer what they'll take for a house.  And buyers also give away their negotiating position when they say "OH I LOVE THIS HOUSE!" in front of the sellers.

More than anything – even the most educated and experienced buyer or seller need a professional negotiator in the middle of one of the biggest financial transactions of their life – bridging the gap between them and the other party.

Here’s a thought on the importance of a skilled negotiator:  When working as buyer’s agents, we negotiated an offer that was approximately 20% below the list price.  After the home inspection, we negotiated an additional $50,000 off the contract price. 

A successful negotiator has the skills to effectively persuade and influence the other side.  Most real estate agents do not have those skills.  We do.
